Parging is a thin layer of cement-based mortar applied over foundation walls (concrete block or poured concrete) to protect and waterproof the surface. Foundation walls below grade are exposed to: constant soil moisture, freeze-thaw cycles at frost line, hydrostatic pressure, and mineral salts from soil. Parging creates a protective barrier that prevents: water penetration into foundation, freeze-thaw spalling of foundation surface, efflorescence (white salt deposits), and deterioration from soil contact.

Typical parging thickness: 1/4″ to 3/4″ depending on substrate condition. Applied above grade (visible) and sometimes below grade (not visible, requires excavation).

Most Toronto homes built before 1970 have parging that’s 50+ years old and due for replacement. Newer homes may still need parging repair if installation was improper or water drainage problems exist.

Properly applied parging in Toronto climate lasts 20-30 years. Lifespan depends on: quality of prep work and materials, proper slope away from foundation for drainage, presence of eavestroughs and downspouts directing water away, soil conditions and drainage around foundation, freeze-thaw severity each winter.

Signs parging needs replacement: large areas of cracking (interconnected cracks forming pattern), flaking or delamination (pulling away from wall), chunks missing exposing foundation, efflorescence (white powder) indicating water penetration, horizontal cracks at frost line level, soft or crumbling surface.

Regular maintenance extends lifespan: seal cracks promptly (within 1 season), repaint every 10-15 years with elastomeric waterproof paint, maintain proper grading and drainage, clean gutters and ensure downspouts extend 6+ feet from foundation.

Compare to: Damp-proofing (15-20 years), waterproof membrane (30-50 years), foundation coating (20-30 years).

Limited capability. Parging requires minimum 50°F (10°C) for proper curing, preferably 60°F+. In Toronto, optimal parging season is May through October.

Winter parging (November-March): Possible only for emergency repairs in heated enclosures using cold-weather additives. This is expensive (30-50% premium) and results are less ideal. We strongly recommend waiting for spring unless there’s urgent structural/water issue.

Fall parging (October-November): Possible if temperatures stay above 50°F for 7 days after application. We monitor weather forecasts closely. If cold snap occurs before curing completes, parging may fail.

Spring parging (April-May): Possible once consistent 50°F+ temperatures arrive. Ground must be thawed if excavation required.

We can parge over existing when: surface is structurally sound (tapping test produces solid sound, not hollow), no active delamination (not pulling away from wall), minimal cracking (less than 25% of surface), good adhesion to foundation, thickness allows (adding 1/4″-1/2″ won’t cause drainage issues).

We must remove existing first when: widespread cracking or delamination (over 30% of surface), loose or hollow-sounding areas, previous repairs that are failing, thickness is already excessive (over 1″), surface is painted with non-breathable paint, existing parging has visible water damage or efflorescence.

Process for parging over existing: Clean surface thoroughly (pressure wash, wire brush), remove all loose material, dampen surface, apply bonding agent, apply new parging layer, properly cure.

For best longevity, removal of old parging and starting fresh typically provides better results, though it costs 20-30% more due to demolition labor.

Both are cement-based surface coatings but differ in purpose, application, and composition:

Parging: Applied to foundation walls (below/at grade), primary purpose is waterproofing and protection, typically 1/4″-3/4″ thick, coarse mix with more cement/sand, usually unpainted or painted with waterproof coating, minimal aesthetic concern, focus on durability and water resistance.

Stucco: Applied to above-grade walls (house exterior), primary purpose is aesthetic finish and weather protection, typically 3/4″-1″ thick for traditional, finer mix for finish coat, pigmented or textured topcoat, high aesthetic concern, focus on appearance and crack resistance.

Material differences: Parging uses higher cement ratio for waterproofing and more sand for workability. Stucco uses lime for flexibility and finer aggregates for smooth finish.

Can’t use stucco for foundation walls (insufficient waterproofing) and parging looks too rough for house walls.

Yes, we offer foundation waterproofing as an upgrade or separate service. Options:

Basic: Parging only – provides moderate moisture resistance, suitable for well-drained sites with no active water issues. Cost: $6-10/sq ft.

Standard: Parging + waterproof coating – we apply parging, then brush/roll waterproof membrane (tar-based or rubberized). Provides good moisture protection. Cost: $10-14/sq ft.

Premium: Parging + sheet membrane – we apply parging, then adhere dimpled drainage sheet or rubberized sheet membrane with termination board. Best moisture protection, includes drainage plane. Cost: $14-20/sq ft.

Full waterproofing: Above + exterior drain tile (weeping tile) installation and sump pump. For serious water issues. Cost: $40-80/linear foot.

For most Toronto homes without active water problems, parging + waterproof coating provides adequate protection. For homes with basement moisture or high water table, full waterproofing may be needed.

Crack repair approach depends on crack size and cause:

Hairline cracks (under 1/8″): Clean, apply flexible sealant color-matched to parging. Lasts 5-10 years. Cost: $100-300 for small area.

Medium cracks (1/8″ to 1/2″): Cut V-groove along crack, clean, fill with repair mortar, trowel smooth, cure properly. Lasts 10-15 years if cause addressed. Cost: $300-700.

Large cracks (over 1/2″) or numerous interconnected cracks: This indicates underlying problem – usually foundation movement, poor drainage, or failed adhesion. Patch repairs won’t last.
