Stucco -Direct Apply

Direct Application on Brick Veneer

Not always do you need to supply and install EPS foams. By applying special basecoat material on brick veneer and maintaining the weeping holes, any brick veneer surface can be prepped for stucco application. Hard like a rock and straight to the grade. You will never have cracks and punctures, unless you take a hammer and bang at it.

Moulding Installation

On direct apply applications, you can install mouldings and or maintain existing brick veneer designs. The image to the right is exemplary in this regard. The previous brick veneer application has indentations and projections and the client wanted to maintain that appearance. Care and Maintenance

There is literally no maintenance required. You can feel free to soap and wash the walls. Eventually, after many years sometimes the colour may fade similar to any exterior application and you can go ahead and paint it with any colour. We recommend using exterior grade elastomeric paint but any exterior paint will be sufficient.

Parging Repair

Prefill Cracks and Holes

When repairing any foundation cracks you want to prefill large cracks and holes prior to your trowel based on application.

You also want to ensure that the prefilled area has curred before starting your second coat of application.

Deteriorating Foundation Walls

There are two main methods to treating crumbling foundation walls with parging.

1- Make sure all debris is removed.

2- Use a wet sponge to moisten the area. You can also use a bonding agent instead of water for the wet sponge application.

Alternatively, if both number 1 and 2 are not working you can choose to apply spray foam in the area and allow it to cure.

Once the spray foam has cured. This process will expand the spray foam and you need to shave off the excess. However, the mortar application needs to be polymer based and at least 5 oz fibre glass mesh needs to be used to ensure it does not crack and their is appropriate bonding.

Care and Maintenance

Any decent foundation wall repair with parging will last multiple years before it requires any attention.

The amount of snow, salt, and weather conditions will have a significant impact on the longevity of the parging surface on any foundation wall.

Luckily, in Toronto and the Greater Toronto Area the weather is not as bad. Try to avoid using significant amounts of salt on and around the surface of the walls.

Whatever you do, DO NOT paint the surface area with exterior paint because it becomes a barrier should you need to apply a coat of basecoat after.

Stone Veneer

Preparation of Thin Clad Stone veneer and Brick Application

Typically most thin clad stone veneer installation is used as a skirt, about 4 feet from grade followed with transition mouldings between stucco or other exterior cladding.

For good stone veneer application, assuming it is being done on older, outdated brick veneer or cinder block you want to ensure that it is applied with base coat for bonding purposes.

Installation Process

There is no definite way of installing stone veneer but as much as possible you want to avoid lining up vertical joints. The rest of the stone veneer application is cosmetics. You want to hire a reputable stone veneer contractor like Alasya Construction to set up and position each stone so that it has the best curb appeal in the streets of Toronto and GTA.

Care and Maintenance

When filling mortar joints above grade at Alasya Construction we like to use N type mortar without any colour additives. This is usually a light grey colour which looks wonderful with any stone veneer selection. Typically there are no maintenance required for years to come, but sometimes there are hairline cracks which may occur.

If this happens, you want to get the same brand of N type mortar, make the hairline crack slight bigger and wider and fill it with mortar. The objective of making that mortar joint bigger is to allow of for bonding between the old and the new.

Exterior Moulding

Positioning Exterior Mouldings

Selecting the right moulding with the right size and design is probably the most critical. If you are going for a modern, contemporary look, you want to use flatter, stock mouldings. For more Victorian style, you can use a more more detailed, designed mouldings. Installation Process

When cutting exterior mouldings you want to cut an on angle, preferebably 22.5 degrees or 45 degrees so the joints are less likely to crack in the future.

For all exterior stucco mouldings that are to be used as sills, you need to ensure that there is a drip edge component to it. This mean, you cannot use exterior mouldings that are manufactured to serve as trims and sills. It becomes counterintuitive and defeats the purpose of a sill.

Care and Maintenance

Ensure that the paint that is applied is elastomeric and avoid using smooth paint without any aggregates in it.
