What is Parging?
- Parging is the cementitious mixture that is usually applied on the foundation wall of a house or commercial building to remedy cracks, holes, and establish a uniform finish on the foundation for structural integrity and for it to be visually appealing.
- Typically new builds in Toronto and the Greater Toronto Area (GTA) builders will slap some cementitious mortar with a brush coat over the foundation wall so that it has some semblance of a uniform finish.
- This is almost never applied with a trowel and within a year it will crack and visually look distraught.

Most frequent questions and answers
As a homeowner, you need to first purchase premium parging material. The number one issue with decays with applications related to homeowners is they purchase material from Lowes or Home Depot which is often not a specialty store specific to parging and cementitious applications. We typically use DuRock Alfacing material located in Vaughan. This is almost always more expensive than purchasing the same quantity of material from Home Depot or other big-box stores.
1- Ensure that you only purchase the best material specific to the job.
2- With parging, another common issue is the area to be parged is not grinded and properly cleaned. This will prevent or negatively impact bonding and in the upcoming months especially after one winter, and thaw period it will start to crumble again.
When grinding, make sure to practice safety. The grinder is probably the single most cause of accidents.
3- Cover the area that you will be working and you want to apply a thin trowel-based coat on the area. You can try to do multiple thinly spread coats to avoid making a mess.
4- We do not recommend homeowners apply parging themselves because, by the time they purchase the material and tools, it really is not worth the time or effort, and the run the risk of making it a bigger issue.
It all depends anywhere from a single coat to multiple coats depending on the depth and severity that is needed.
Ensure that the area is clean. If you need to grind the area to make it smoother make sure do so. Brush the area and for best results try to dampen a sponge and moisten it.
You can most definitely use fiberglass mess. Make sure to avoid using a very thick one as it will be very difficult to make it blend into the rest of the foundation wall. You may notice to existence of the mesh which may be an eyesore.
You should not be parging over painted brick because it may not properly bond and may fall off. Even it is sporadic you want to grind like as if you are skipping rocks and want to apply a coat of a bonding agent. Most or all suppliers will not give any warranty on parge done over paint so avoid painting it in the first place.
This is contingent on weather conditions but in Toronto and Greater Toronto Area if properly done and there are not exigent circumstances you should be okay for at least 10 years.
No you cannot parge over blueskin because it will not bond. You will have to strip the blue skin in the area and grind the residue which is often left from blueskin to ensure good bonding.
No parging is not waterproof, but if you use hydraulic cement with mesh and parge the area you will have the best durability and for years to come you will not have any issues with cracks.
No it is not the same. The material composition is different and the objective is different. Though you will be using the same set of tools, you most likely will need to float parging and you do not have to do the same in EIFS application.
Parging material is not expensive. But you should refrain from purchasing material that is typically half price in big box stores and are not very good. Make sure to get premium material at all costs because on a typical project you will need only several bags and for you the save $50.00 from material is not worth jeopardizing the integrity of your work.
